EDUrain’s sustainability stems from a B2B2C model, generating revenue from property owners, colleges, and affiliate services. Property owners pay $75 per listing and $50 per lease conversion, while colleges can access a free platform or upgrade to a $15K annual plan for integrated on-campus housing management. Additionally, affiliate commissions from services like rent payments and insurance provide supplemental income.
Our platform is free for students, ensuring accessibility for underrepresented groups facing housing insecurity. Pilots with McKendree and Cal Poly led to $3M in contracts, validating both demand and revenue potential.
We plan to scale by offering premium services for property managers, expanding college partnerships, and reducing reliance on affiliate revenue through a broader range of paid property management tools. By increasing direct revenue sources, EDUrain is positioned for long-term growth and profitability in the $62B college housing market.
EDUrain was born out of my personal experience navigating the housing challenges faced by many college students. As a foster child with no financial safety net, I struggled to find housing when I transferred schools. Lacking credit history, local connections for roommates, and support from my college, I ended up paying nearly double what I could have for off-campus housing. My senior research project revealed that these struggles were common among students, especially those from underrepresented communities.
This lived experience continues to shape EDUrain’s mission. I understand firsthand the barriers that first-generation, low-income, and international students face in securing housing, and I’ve built EDUrain to address those specific challenges. We offer services that go beyond traditional housing platforms—like roommate matching, financial tools, and credit-building support—because I know these are critical gaps that students like me faced.
My background also fuels my resilience. I’ve overcome financial instability, built this company from the ground up, and partnered with mentors and industry leaders to fill experience gaps. Our work with real estate experts and college housing professionals ensures EDUrain grows with input from the community we serve. My identity and proximity to these challenges inform every decision we make as we scale.
EDUrain operates in a fragmented student housing market, but there are no direct competitors among current TinySeed portfolio companies. Our competition includes:
Campus Housing Systems (StarRez, eRezLife) – focused on on-campus housing only.
Student Housing Marketplaces (College Pads, Off-Campus Partners) – listing-focused, limited operational tools, and no college integration.
General Rental Platforms (Zillow, Apartments.com) – not student-focused and lack academic calendar alignment or student verification.
EDUrain’s Advantage: We combine on- and off-campus housing into a single, college-aligned platform offering student verification, roommate matching, rent collection, credit-building, and access to scholarships/grants. By connecting housing to retention, equity, and student success, EDUrain creates infrastructure competitors cannot easily replicate.
